Student rentals can be a great strategy but I would also consider renting to traveling nurses as well since there are quite a bit of hospitals and medical offices here (Dameron, St Joseph’s, Kaiser, San Joaquin General Hospital).The inventory is definitely low, especially for multi family in the area you’re looking, while demand remains high with more and more people leaving the Bay Area and coming into the Central Valley.

@Joel Owens yes it make sense and some of these tenants are mom and pop or some sort of medical offices.you have mentioned doing a syndicated NNN and doing so will the investor gets charged with hefty commissions and fees.
