Make posts in local Real estate FB groups, if you have a great deal 100s of investors will message and comment.

Are you local, or investing from out of the area? 

Find your local Private/Hard Money lenders and partner with them.

Must know local market well, and be familiar with local ordinances. 

Attend local event, and in podcast

It's my understanding that you must have local knowledge to be successful there.

Even facebook might have some good local groups for you.

I was afraid and called local fire station and they didn’t do anything and then I called insurance they suggested to get help of any water restriction and insurance will take care.

You should most certainly speak to a local lawyer about the details that pertain to you.If an LLC isn't the right move for you at the moment though --- having a robust insurance policy will be another, and very important, means of protection for owning rental properties.
