Make sure to do your market research, budget for renovations, talk to other investors/agents, and build a relationship with a lender to secure financing and get advice.

I told the contractor who has accepted responsibility and said he will not pay such an absurd amount and that he will talk to the neighbor.

Why wouldn't he have talked to you???

1) are you able to see what surrounding properties DID rent out for and are now not listed?

If it’s in good shape I would list it for rent asap.

In a recent podcast episode there was talk about certain credit unions now offering mortgages to investors that only require 5% down.

Also have you talked to any property management companies to get their take?
