Treivor, one quick answer is to actually buy an aged LLC or season a LLC as a legitimate business, go into commercial real estate, and always hire management companies to deal with the service side.

They'll charge you $1500 to spray the area with what amounts to nothing more than a water/bleach blend.The fact that they can't point to a specific source of the alleged mold, and that the inspections haven't shown any evidence of mold, tells me your tenants are jerking you around.Having said that, there are legitimate cases where mold is a problem.

Something else to consider is that if they do have a legitimate lease that was signed before the foreclosure process started, they may be covered by the "Protecting Tenants at Foreclosure Act".

If so, then this could be nothing more than a twist on the upfront fee scam, and I suggest you run for the hills.Just speculating, but it would be interesting if the scammers found the name of a legitimate type of debt insurance, albeit only common overseas, and are now trying to convince naïve US borrowers to pay them up-front for these policies.
