Get an accountant like @Natalie Kolodij on board and she can tell you exactly. 

I work in the I.T. field were daily, weekly communication is the key to working in a remote environment.

@Matthew Allen the key if you plan to hold the property, you need to work out what work it needs and add that to the cost. 

Pricing is going to be all over the board depending on each company and what they have to offer.

You asked "legally" and my thinking is that if their stuff is still in the property and they haven't returned keys to you -- in a tenant-friendly Philadelphia -- that could come back to bite you.

You still may be held liable anyway if you knowingly allow them to keep a dog with a bite history.If the tenant has a guest over doing keg stands and the bust their head open or the guest trips on a skate board, slips on a banana peel, or whatever - do you want the guest to sue you or the tenant?

I noticed 1 article said they do verify your employment they just don't need to see w2s or tax documents...would that be standard across the board for most lenders that lend these types of loans?
