My landlord owes $350,000 on a 2 bedroom townhome in the Bay Area (estimated value $830,000).Based on my current downpayment, and ideal monthly payment, my lender has pre-approved me for $700,000 at this time.

I planned on just paying the loan (auto loan, 2.99) as normal and investing in a property next year when I get a stable w2 job.

Under the ideal circumstances, what are your guys' thoughts on each option?

For the rare tenant who still complains, if we think it is a good, long-term tenant with a clean house so likely the neighbors causing the issue, we'll just hire a service and set up auto-pay quarterly as long as tenant agrees to schedule quarterly treatments without missing them. 

Ideally my offer is taken and I can still increase from $150 instead of $100 :)The 30 year loan is better because it is less cash out of pocket each month. 

Ideally the same sub would also do the painting.Has anyone had good experiences recently with a drywall sub and /or painter?

I don't like it when my taxes jump up, but I deal with it. 

Therefore an interest only loan would be ideal... problem is, I've only been able to find Jumbo IO loans but I only need a smaller loan amount under $500k.
