i was recommended by one of those real estate gurus to use bridgewell on a flip. the paperwork was much like a conventional loan and not based on the value of the DEAL as the guru said......2 years income tax reports, credit checks, bank statements, statement of cash in the bank, skin in the game i think they called it, and it went on from there...i finally gave upand went back to flipping hamburgers

But, there's a thousand ways to skin a cat!

That way you have some skin in the game. 

I see virtually every marketed deal over 100 units in those markets plus a healthy share of off-market opportunities, and nearly without exception I see most of these trade in the fives. 

I would love someone that could find deals and take a 2% cut from purchase price, but wholesaling with no skin in the game and expecting to take 10%, or more, of ARV isn't realistic. 

Making erroneous declarations about the mechanisms creating the savings, and subsequently what their actual effect is on the savings, is something I would categorize as 'misleading' at best.So, while good on you for saving yourself a healthy chunk of money, don't be surprised when people challenge you on the assertion that it's coming from the tooth fairy leaving it under your pillow.
