It has been awhile...Third time is a charm,  unfortunately for my personal health, I had to come to realize that my abilities alone were not the best for my mother's deteriorating state of Alzheimer's. 

Yes, lowering HOA fees should indicate healthy reserves, and that would indicate good planning.

I am a W-2 employee who makes a healthy Salary.

Also, I asked if the home was occupied and I was transferred to the Board of Health. I

As a West coast investor I'm very confident its a sound investment located within a healthy market that's appreciating and supported by a university and state capital.   

I personally feel the next two to three years will be a healthy market. 

Hence my comment about having a healthy fund before jumping in. 

My main goal is make a healthy return (definition of health tbd) while providing affordable housing.  

In markets where land costs are low and freight traffic is high one can arbitrage the high value of truck parking against the low cost of land and minimal maintenance capex of this model, yielding healthy cash flow.  

AND.. now we are both self employed... with no health insurance.. bc despite being healthy it is more expensive than my mortgage payment on my house...
