He knew about business, legal issues, tax issues, marketing, sales, promotion, networking, and most importantly he knew about people (psychology).The first thing he did was tell me that I have two ears and one mouth, and I should listen more than I talk.Second thing he did was have me read "How to Win Friends and Influence People" by Dale Carnegie.Then he taught me how to set appointments was home sellers, go out to their home, and write up a "letter of intent to purchase or lease".He said to me, "your job is to bring me potential home sellers will consider a creative offer."

Maybe nobody has suggested it.One thing I've found is that if you keep your mouth closed, sellers just start blabbing.

@Scott Trench,I still think your purpose and your target forum participant are incongruent.Business - ALL business - lives or dies by marketing, whether it's national promotion campaigns or word-of-mouth.

Something I've discovered is that as we gain success we begin to trivialize our initial struggles to the point where even the lessons WE'VE learned are all but lost on us.Very few of us remember what it was like listening to the adults around us in our infancy as we struggled to understand the sounds they were making in their throats and mouths.

Word of mouth is still the most powerful marketing tool in my opinion.Good luck,Trent

In addition to what J stated, making offers with all cash or non contingent financing makes the offer stronger than with conventional loans, some properties don't even qualify for conventional financing due to condition, conventional financing takes piles and piles of dead trees and takes 30+ days in contrast to 2-14 day funding on private or hard money.Access to funds quickly and with ease is more important than the cost of the funds,mouthing reason.
