This is where you compare features (such as garages/pools/beds and baths etc.) of the subject property with the comps, assign a dollar amount to those features, and then adjust the sales price of the comps up or down as appropriate before calculating the subject's ARV based on those adjusted comps.This will hopefully help you nail down a more accurate ARV for your property.Feel free to reach out if you have any questions.

My concern is by using the HELOC as mentioned then applying for add'l conventional loans as we grow our portfolio how will this impact our ability to continue to get funding from the banks?

It is a small home, about 700 square feet and has been lived in continuously for 30 years.  

I would pick a date that you want and let them know you will continue advertising the apartment until a lease is signed and all monies are paid.

Should I take out a loan just for the property and just continue to lease it out?

I have always done commercial, in-house, 20 year loans with my current banker because it is super flexible and he is awesome BUT with rising interest rates and my adjustable loans continuing to come due I am thinking about getting 30 year fixed loans BUT each lender I have contacted has told me that I cannot get this done with my LLC on the loan??
