It would be a bummer if you thought they were puting up a 4'x8' sign and they errected a 14'x48' I know you said you got an artist rendering, just thought I would mention just in case.

Thanks @Salvatore Lentini I just checked on rates for a $1M umbrella policy, and it's only ~$250/yr, much less than I thought.

One thought might be to use the money you have for the house to buy a rental in an area you can at least break even or get cash flow (Do you want more appreciation or cash flow).

But having second thoughts after reading this post! 

Hi,What are your thoughts on renting a property to Home Care Patients who needs care.

I realize we are extremely fortunate under any circumstance, but the thoughts I am balancing are if you could only return ~3 or 4% via renting out after a thorough renovation, would you consider just selling outright. 

Would you share some thought on the prevention measure on some of the items you mentioned? 

We are both pretty conservative and as such we thought maybe something small like a mobile home would be a good place to start.We would love to hear people’s thoughts and we are interested in connecting with people and hopefully finding some mentors. 

Currently, i have thought of hiring a lawyer to draft a lease, but it seems they make it as long as you want it.
