Easy 100k profit depending on knock down or rehab alot more if you knock down.

Being new to this, and as the night goes on (lots of coffee), what's easy for the pros makes my head spin a bit, lol. 

The state rules for 504 and 505 can be pretty rough and easy to violate.

It's easy in today's market of crypto-millionaires and fast-action TV shows to feel like you're missing out on a craze, but the worst thing to do is get yourself into a property without knowing the numbers behind it, resulting in sleepless nights, unpaid mechanics liens and potential foreclosure due to hasty decision making. 

An easy example of this is that your tenant owns a dog know to you to bite and you did not try to have the dog removed.

I also visited an old friend whose wedding I'm going to in June, and it just so happened that she was 5 days away from listing her house that she had bought two years ago (once married, she's moving to Indy where her fiancee lives). 

I wonder if some of the Santa Rosa burn out victims are looking that far north.. long way but commute is easy.
