I just sold my personal residence this month never met the buyer or the other agent all handled over e mail and went to title company to sign the day before they signed and that's how it works here.On assignment deals I have seen in our market.. the bird dog usually gets a fee to assign the contract and gets it at the time of assignment and outside of escrow or closing..
