Henry Murray Designated Occupent not moving out when Tenant breaks lease

I talked to her and convinced her that she could tell them to move out and that I’d give her a discount for the next month while she was looking for a roommate since if she breaks the lease I’d be using their security deposit for associated expenses and she’d be on the hook for the rent until I found a new tenant.

Finding a cash flow property in the SCV or the SFV is not easy and you will have to hunt for a very motivated seller where you can buy at a good enough discount, fix it up, and have it in an area that would support getting close to cash flow which is no easy task as prices have skyrocketed here (although not as much in SCV).

Also your offer goes straight to the bottom of the pile after the other offers that do have pre-approval/ proof of funds and not all listings will even consider an offer like that.

Plus, you can’t really get a straight answer here since it’s governed by the State laws and case history where the LLC is formed.As one accountant here on bp put it, you can have 100 rentals personally owned, 100 rentals and 100 LLC, or 100 rentals and one LLC.

As far as motivated sellers, a preforclosure trying to sell on the mls, can I realistically ask for a significant discount if I know I can flip the property quickly with profit(only if I can get them to agree to a relatively steep discount (20% ish)?
