I am looking in the Memphis/Cleveland markets, Any and all feedback or Lender recommendations are appreciated Full disclosure; I own a brokerage company that only does DSCR lending and fix and flip lending.Having said that, don't worry about an LLC and get as much conventional financing as you qualify for.

The small investor doing a couple of transactions with private lenders is safe - as long as full disclosure is provided, and the lender has the capacity to legally enter into a contract.Borrowing by an investor from an individual is peer to peer lending - nothing wrong with that as long as the lender has the ability to evaluate the risk.

Moreover, selling “as is” means the seller may not be required to produce a Seller’s Disclosure, so consult local laws for the required disclosure requirements.

So full disclosure...I don't use them personally (my insurance broker is up in Ohio since that's where most of my investment properties are...happy to share his info if you want since he is great and familiar with investment properties, but not local) so do your own due diligence, but I've heard a ton of great things about Steadily from a number of fellow agents, investors, and clients.Their whole business model is actually specifically geared toward real estate investors and landlords, even STRs, and it sounds like they "talk the talk" as far as investment properties/landlording goes and super knowledgeable, easy to talk to, and very helpful.Cheers,Dean
