You could ask for a screen shot that the appraisal is ordered, as well. 

I'm assuming the duplex is a decent bit cheaper.

Most times the properties are in decent condition, and of course the bank wants as close to FMV as possible.

Have you tried a Google search of your search term; then add biggerpockets instead of using the BP search bar.Ex: initial LLC Formation BiggerPockets.That can yield some decent search results too, but I know you are looking for specific advice here.

I had the same strategy; buy (house hack) then rent afterwards.I chose Katy because it is close to work and I found a decent deal on a house.
