Our inventory is low and the market is super hot...I wanted to see who knows where the hottest markets are in the country...?

The state I live in has one of the highest property taxes in the country so I see no sense in investing locally.

but many parts of the country still have never heard or used them.I used one 3 years ago in Charleston SC and both brokers did not know what I was talking about.. and I got the lot I wanted for just 2k over.. the competition the idea of paying more than list was just not even on their radar.. we are finding right now the EXTREME demand at certain price points just buying them holding them long enough to clean them out and re market works well. 

Always be looking... the definition of "luck" is when opportunity and preparation cross paths.

That's a LOT of uncertainty, time, and money and is the reason why new parks are rarely built, even by some of the wealthiest and most powerful park owners in the country.  

That doesn't mean a good market makes a good deal, but it's an awful lot harder to renovate & command higher rents when rental demand is falling because people are leaving.My family is originally from steel country PA.

It happens all the time, all across the country. 

My company is Wholesaling PPC and I run ppc for Tom Krol and a ton of real estate investors across the country, I know how it works! 

County Assessors country-over have not seemed to adjust to sale price=assessed value yet. 

Right now I think there is too much smoke on the water to make any kind of meaningful projections.We have COVID, and the possibility of a worldwide recession (unrelated to the covid) looming out there.I think America will weather these problems much better than other countries, but as far as comparing one area to another right now, I think there are too many variables //risk//.
