All of the above is pretty normal practice in the property management industry. 

My real estate agent has not heard of this and I’m baffled as to how they can legally add an expense that I do not have.Is this standard practice?

It feels so good to get owner statements that are consistently rent collected minus PM fee without any other expenses.She does not have that clause in her contract.
