Not to say condos couldn't do well as a rental (in fact i do have one condo as a rental), but from past experience, I think there are simpler properties to start with, like a mid size single family home in Mesa (preferably in a nice neighborhood without HOAs), where you can learn the ropes, not have to worry about getting your neighbors co-operation should any issues come up with the property and easy to liquidate if you find land lording is not for you after all.

I have been seeing a lot of wholesaler's signs around Cheyenne lately but I have only seen one other person from Cheyenne on here.I have one SFR here but am currently looking in northern CO for my next one.

I have no plans to be a career agent; however, I work with a partner and we do property management and invest in rentals and I will likely have a decent pipeline of 1031 exchanges and investor purchases.In CO you have to work under an employing broker for 2 years before you can work independently.

I'm a LO out here in CA, and I don't know how they are getting to 80 LTV, but if they are, then what you're getting is totally solid.I only know of 75 LTV max for C/O refi on investment property.Just my .02

Another idea that is the quickest is to see if someone thst you are close too, maybe your parents would put you as a co-borrower on their credit card and it will put that cards history on your credit.
