I chalk it up to lack of knowledge, and I'm sure those agents feel like they are listening to a foreign language when they start hearing GRM, CAP, CAPEX, and more acronyms then they know what to do with!

During the latest and greatest podcast featuring Jay Papasan, Jay brought up an interesting point made by Trump that he learned nothing when the markets were good and everything in down markets (I'm sure I butchered the quote, but I was driving and wasn't able to write it down!).

For example, they won't pay the HOA, they won't pay the seller/borrower's tax liens, they won't allow any funds to go to a jr. lien holder or they put a cap on the amount, they won't allow the seller to benefit from the sale, etc.

I could probably get 100 more on each though.Purchase Price: 320,000Monthly Income: 2,750Monthly Expenses: 2,272Monthly Cashflow: 477.15NOI: 20,040.00Total Cash Needed: 71,000Cash on Cash ROI: 8.06%Purchase Cap Rate: 6.26%Other Information:Closing Cost: $3,000Estimated Repairs: $4,000 (I Just put this randomly, it was recently renovated)Down payment: 64,000 (20%)Amortized: 30 YearsLoan Interest Rate: 3.80%Monthly P&I: 1,192.00Total Operating Expenses: $1,080.00Mortgage Expenses: $1,192.85Also using 50% rule it says my cash flow will be 182.00 per month.Not sure if you guys need any more information, I am hoping this is enough info to share to see if it is a good deal or not or if the numbers make sense.

Thanks for the tip - I've used the feature before but apparently when you back space to change the name it breaks the Java Script(or whatever technique is used) behind it and doesn't look up anymore in Firefox on Mac until you delete the @ sign all together and type it over!

If you find comparable properties with similar square footage, features, bedrooms/bathrooms that are renting for a price that you find acceptable as an investor, then the investment to improve your property might be worth it.
