When doing your calculations - be sure to include principle, interest, property taxes (what your new ones will be - not what the current ones are - because after 1 year they reset to what you paid on the property), property insurance, and a maintenance reserve (we use $100/door/month on maintenance).

@Rob Ibarra Converting non restaurant space into restaurant space can be fairly costly from what I understand due to the need for larger than standard water lines to service the building and a general need for grease traps and other restaurant specific infrastructure.My first question around going from abandoned auto shop to kitchen is zoning, could you even get the use approved, and then are their any environmental factors in play?

Hey so it'swater/sewer - put in owners name and you can back bill the tenants.electric / gas - this can go right into the tenants name.trash - this is included in the taxes
