Or in other words if your ROI is higher than the amount you borrowed (Borrow at 5% to make a 10% ROI) your net worth will always be bigger in the end.However, If you are in need of cashflow now, then constantly leveraging is going to kick the 'cash flow' can down the road even further and may work against your goals.Also leverage only works if you are actually getting the returns you need so it is higher risk.

So many times I'm sent a deal to save and come up to a train wreck caused by some other Mortgage Broker or Lender LO who can't think outside the box and/or don't have the loan programs I can offerAnyway, often, the obvious and quick fix is for the seller to hold a purchase money 2nd mtg.If it's for a strong, good credit borrower and they are willing to pay Top Dollar for the property, why not offer the seller a 10% return on that small amount of money on a 30/60?

I've heard story of people who held onto a buy and hold, complained about negative cashflow from raising cost and rent not adjusting to how they like it non-stop, but also doesn't want to sell because they like the appreciation (dead equity as some may call) and find it a hassle or just don't know what to do.
