I am doing a mailer at the moment and I have spoke to some home owners but definitely feel I'm lacking in closing skills - any advice on learning this?

You won't have the fear of "what ifs" because if you don't have tenants at a moment etc.

Start at number one, and listen to them when at home, in the car, whenever you have a free moment--like I do.But most importantly, have fun with this!
