Someone can have all the money in the world and still pay their bills late. 

We've been in a world where it doesn't matter whether you're a first time home buyer or 5th time homebuyer, you go through the same process and pay the same fees. 

Short-term goal: Apprentice under @Jim K.Long-term goal: Take over the world.  

That being said, if you held off 6-12 months and saved up a larger down payment for the boat, that could give you the best of both worlds.

This is not the end of the world. 

If you are haphazardly placing a policy on your property because it's quick and dirty, you could be setting yourself up for a world of headaches later. 

You are openly inviting a world of future headaches.  

Also keep in mind it is a small world and you never know where paths cross in the future. 

I admire how you put yourself out there to learn in the real world and talk about specifics instead of trying to do it all in Excel -- I think that's what many people miss.Siempre adelante!
