But at times can be a good place to start to build up a portfolio and future cash for investment instead of waiting for your equity or the world to decide we can have low interest rates… which sounds like that’s what you are suggesting for me to do.

I have several single family home properties with over $100,000 equity in them and wondering if there is a way to tap the equity on those.

You should probably be seeking out whats called a "small balance commercial lender" Thank you for your suggestion.

Even with a fence, I wonder if one could argue the bridge isn't an "attractive nuisance" because what child wouldn't want to play on that bridge even if they needed to climb a fence to do it. https://www.law.cornell.edu/wex/attractive_nuisance_doctrineSo, I would either remove the bridge while its a rental or add the the railings.
