Would contacting an agent be the best bet for this?

I find rehab properties are a better bet though.

I bet you are in this for ~$15k range when all said and done.  

I bet more than a few times stock investors had wished that they could force the value of their stocks to go up :) The downside is that forced appreciation takes work, so you have to factor to what extent your returns are from your labor vs from the investment.

I don't think she'll try to fight it, but she's so lazy that I bet she'll still be here in 90 days.

I use Rentec Direct, it's a full web based solution which I do access routinely from my phone.

Finally getting around to an intro and using the web site and forums more.About 2 years ago I listened to a few dozen podcasts as a way to learn more about the possibility of investing in real estate (fix and flips or rentals).

@Jacobus Rex There is a deluge of bad information on the web and in guru seminars. 

There are limited stakes ($25) max bet.
