If I were you I would search out property management firms operating under the umbrella of a local real estate broker.   

Reminds me of the old TV show "Dragnet" a few of the squares in that net are real  estate laws, but there are many other squares from the UCC, FTC, IRS, laws relating to business, accounting regulations, banking and finance that are the umbrella under which we operate.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is likely to be higher, then you may consider an umbrella insurance policy.

Depending on how many properties, you may need excess/umbrella coverage for the GL.  

I should get an umbrella policy for added liability protection, and don't really need the LLC; or,3.

I recommend just getting an umbrella liability policy that covers $1MM or at least all of your assets. 

I'm sure I'll set up an LLC some day, but for now I just carry a big umbrella insurance policy.

A SFR utilized for personal use typically is able to cover almost all potential liability with a good insurance policy combined with a $5 million liability umbrella.
