Something very similar can and does happen when there is flood damage and the association doesn't have the accurate coverage, the flood policy you have will cover any assessment that comes your way due to the loss.

Most 2 unit properties have similar square footage to each other and have separate utilities and separate addresses. 

Has anyone built something similar in the area recently?

Even so that I'm dabbling in raw land investing because its a similar niche market that has the potential to be even less of a hassle.

I have found that there are actually a lot of people with similar interests and goals for investing among the people I interact with on a day to day, and a lot of them have money just sitting around.
