As far as when they do sell, they sell for cheap, but that's ok since I buy them for so much cheaper and rehab them for next to nothing because the square footage is so small.

Maybe I am oversimplifying things, but a larger rent usually correlates with a larger square footage and thus a larger price point.

Although i can afford the negative cash flow; I have been offered a trade with a miami property which is less square footage and only 1 bedroom, but it is right on the beach, and i would use this as me ad my friends make frequent trips to Miami over the summer, would this be a wise trade, and how do you go about trading properties?

They might be able to do a Build to Suit type arrangement, if there's any land available in their area of interest, depending on the square footage they're looking at.

This pipe terminates into a sump pump.Next, the walls were covered with a heavy gauge plastic wall panels that extend down into the trench.The remaining space in the trench was filled with gravel and a new concrete floor was poured .It's amazing how much water flows into the sump pit but the basement is completely dry.It was fairly expensive but in retrospect, worth every penny since the space is now usable square footage.

Since it's on the lower level and currently unfinished with cement floors, it doesn't count as taxable sq footage.
