Unless you're adding on to an existing structure you don't need a GC, and in most cases permits are not required.I have a project manager run my flips, and pay a GC a fee if we need a permit pulled for an addition or teardown.Last week I started a total gut job on a house in Chandler, including removing a wall between the family room and kitchen.

You can tweak it to clarify that it is renting a room and other rooms (kitchen, living room, whatever) are "common space".

We own several fairly large apartment buildings in the Los Angeles County area and our water costs us an average of $60 per month per tenant.I am fairly sure the cost for water tripled in the past 10 or 15 years and we would probably be paying more than $120 per month if we had not installed water-saving toilets, water-saving shower heads, water=saving bathroom sink and kitchen faucets and we removed all the laws, shrubs and trees from every property we own and installed rocks and only 4 to 8 cactus plants on every property.

I was told there was a plumbing problem in the basement and a clean out had to be installed.When the last owner had it converted to storage, the took out the bathroom/kitchen plumbing and electrical.
