The auction (Dekalb County Georgia) states the 'main' lender as the one doing the auction, but there are several others listed on the report and I'm trying to find out how they might affect the title and other costs involved.

@Glenn Gerisch here are three I know foreclosures are long and expensivePA IL NY and thinking NJ is not a cake walk.. states you like ( well I like) .. are WA OR CA NV MS TN GA TX and I did one quickly and cheaply in Kansas city not sure if it was MO or KS one just needs to check the state statues.. but by and large a mortgage state and judicial foreclosure state are more expensive and time consuming..

Listening to the BP podcasts, many of the investors DO have their sales and/or brokerage licenses.I am a practicing real estate attorney and have my law license, so I am already bond by a high code of ethics, best practices, disciplinary codes, etc. that are similar to those imposed by the GA real estate commission.Best regards to both you and Matthew.
