Regarding the minimal reserves, I certainly wouldn't recommend getting yourself in a situation where you're screwed if any little thing goes wrong with the house, but I'm also a fan of taking some risks and really crunching your numbers.

But, it did require several thousand dollars of work including a new sub-panel, new circuits for lighting, the ceiling fan in the Living Room, 220V service to the relocated laundry center on the main floor, some additional lights in the basement and all of the lighting for the front porch.

We ended up painting, replacing all the outlets, light fixtures, fixed the garage door and added an exhaust fan to the bathroom.
