Because of high rates, I cannot refi properties efficently that I bought a year or more ago, so unless I have an occupancy or safety problem, I will not do renovations that can drive rent increases like that.

That is county tax as I am not in city limits.That would only add a few hundred more annually if it was so just over 1 percent if city and county.Some states have no income tax but the property tax is very high so you have to calculate quality of the area, rent growth, and economic drivers to see If paying high taxes to own or invest there makes sense.

The negative will come from when the absentee owners call me after receiving a letter and are just mad because they are getting so many letters.

The seller is more than likely just mad that it wasn't ran by him first.
