Cash flow is only a piece of the investment return, but it is what will keep the property out of the bank's hand during an economic change, which is why I am as surprised with the amount of people looking at $100/door.yup rising tides raise all boats.. and many many are totally spoiled thinking that rents SHOULD be 2X rule or what have you .. or that rental property with a minimum down SHOULD throw off positive cash flow.that ship sailed by the middle 80s in the Bay ARea were I germinated my real estate career cash flow only happened when you payed cash or put at least half down..

Hi Adrienne, My husband and I are in the same boat of feeling disenchanted with what we are paying for in a management company.My hope is to self manage our next property and I have started brainstorming what that would look like if our next property is afar .Here are the main hurdles & potential solutions I have brainstormed:Listing: This is an area I feel confident could be achievable from afar since we keep several images of our long distance property in the cloud. 

we have about $400-500k liquid we could use for investing but feels like we missed the boat by 3+ years. 

But I thought what the Heck I liked them at 80k I really like them at 30k and I bought 45 of them.And then the hedges came into your market and ran the prices up 100% in one year and I sold thereby making up for may loses and making a boat load...

I think she said she paid $25k for it - she also has an attached 1 car garage on her property (she's a bigger outdoorsman than most guys I know - has two boats, a raft, two kayaks, a snowmobile trailer, etc., etc., etc.)

However, is there a float tube business (or boat rental or jet ski or fishing boat, etc.) in the area already?
