Hi I am new to this forum and this is my first post, I just invested in rental in north Dallas in excellent school district, i have put in all my savings to the last cent towards down payment, need some advice on listing this rental, do I go with listing agent or is there a way to list this myself and avoid paying commission, appreciate your views and suggestionsI have decided not to go with property management as I live 4 miles away from this rental and can take care of it myself 

The reason we are thinking of moving it to an LLC is because we are in the process of purchasing another rental property that *will* have a mortgage on it, that the bank won't let us put into an LLC, so we want to move/shield this NH property into an LLC for asset protection purposes (to shield it from this 2nd rental property that we can't put in an LLC). 

If you're looking to expand the business beyond this property, the more assets and transactions you put in the business the better.

It should be convenient and has minimal distractions.  

You have to be willing to put in some work as far as getting leads, following up, and marketing campaigns.

You still need to put in some serious legwork to vet potential providers - and I always recommend a visit to your top one or two once you've narrowed the field - but you can cut down a lot your work by focusing on full service operations.Luckily, there are several great full service operations in various markets and you're already in the right place to find them!

I have yet to know of any folks that bought land like this send out a staker, and spend the money to put in and maintain a barbed wire fence to keep livestock out.In other words - rancher subdivides his land, sells it but doesn't record it, and still uses the land like s/he did before.It's a great system!  

Once I knew this number I knew what it would cost for me to close on this deal.We were very straightforward with the sellers and had the numbers on a sheet that I put in front of them.
