When you say private lender, are you referring to a private individual, or do you mean a nonbank lender, such as a lender that is not a Chase bank or a Wells Fargo? 

Find a meetup or two to go to as well.

Make sure your photos are high quality as well! 

If you can do well in this market, you should be able to get more good deals done when things get a little easier for buyers/investors!
