Also my 4 unit in Tucson is actually 2-duplexes on a single lot, so my tenants only share a single wall with neighbors. 

The repair is done correctly , but it still looks like a repair , finish the basement walls and it becomes a non issue .  

Of course, wholesalers Never have any intention of buying the property, so they'll never use your money....they just need your preapproval to tie up a property, so obviously they are a waste of time.  

I ended up have to sand them all again and start from scratch, so that was annoying and wasted several hours of work.I also had to rebuild the bottoms of the sink cabinet and the one next to it as there was some water damage at one point and the wood was warped to the point where they were no longer usable.  

We found out that some wall drawings issues after the new tenant has moved in. do we charge them for painting even though we are not going to fix it now?

The home was custom built in the mid 80's and is in terrific shape, but its now dated and will need a new kitchen, baths, and some walls removed to open up some of the space that buyers find more attract today.

There was no “report”, but the licensed septic man (Walt Steuer) did not recommend any repairs; he simply hauled the waste away.

Please don't waste our time with No money down scenarios, BUT we are open to holding paper if circumstances work for us.  

That includes closets, hallways, the thickness of the walls, etc. 

Listing the criteria in the ad will help weed out people that won't qualify before they waste your and their time.
