In the past my deals went a lot smoother when I talked to the Seller directly, not worried too much about the commission etc, but more of asking the right questions and being able to feel comfortable about the property and the deal and found the Sellers walked away happy as well.

Bought a house with VA loan in hometown (Ellwood City), market in the area continued to decline due to areas nearby stealing the life out of it IMO (Chippewa Township for example).Due to various factors, made decision to pay down heavily the last year, got out from underwater, and recently sold it on 4/22 and walked away with a small amount of proceeds.I know that with an FHA loan, if you eventually convert it to a conventional loan, you can reapply for another FHA loan.  

Location needs to ideally be within walking or a 4 or 5 minute quick car ride to campus.  

Welcome Jaime, Do not let your youth determine what you can and can't do, stick to what you believe is possible...Aside from putting bandit signs out and assuming you don't have a car (yet), try walking-for-dollars, get to know your neighborhood and see if there are any properties that look to be in bad shape.

In case the IRA is short on cash, only non-recourse financing is available to an IRA, but that's a whole different topic.I would recommend talking to a professional who can walk you through the process.
