As I mentioned this is my first property and I got to this point without too many questions since my realtor was really helpful, but my property manager wasn't as helpful and she mentioned that I should discuss this with my insurance agent, That I don't really have one reference to trust, so also if anyone has a good insurance agent from Utah it can be helpful.

I require all new tenants to use it, but I have a few that use other methods due to them being tenants when I acquired the properties.Background and credit checks are easy to send to an applicant - they pay 55.00 and I get the reports quickly.

Doing it this way you will have to be putting alot of trust with Agents, GCs and anyone visiting the property for you.There is a lot of local and out of state investors who are currently buying the low inventory.

Also she deducted funds from my account last year to pay water bills and I found out those were never forwarded to the water company so I had to pay that out of pocket last.
