In that situation it would have been far better to have bought a couple single families or maybe a small multi family.Before doing anything, though, heed the advice of our peers here, and learn a lot before pulling the trigger. 

This recent dip in prices was more than enough for me to kick my deal analysis paralysis and pull the trigger.

I know what I am doing and not afraid to pull the trigger.

Sometimes, it is ok to pull the trigger. 

I haven’t pulled the trigger on any yet because I didn’t know the area well enough and anything good enough to cash flow gets snatched up quickly by cash buyers.

@Scott Royer thanks for reaching out man, I’ll look into turn-key companies near my hometown area and maybe take another year to build a bigger downpayment for whenever I pull the trigger on #2.

If you don't have the money to cover extra unforeseen, you better have a good idea of where you can get it from in a hurry.6) Before you pull the trigger, ask other investors about the deal.
