I asked my attorney about a quiet title action, but he is concerned that the title couldn't be cleared because the previous owner has two full years from the date the county foreclosed to challenge the sale, and it's not possible to quiet the title until the two years have elapsed because they legally have that amount of time, ie. you can't bar their claim while time remains.

I am considering two options for purchasing a A+++ SFR cash, Option 1 to place in a self directed IRA and let the IRA own the property and Option 2 is to buy in cash upfront and pay the taxes owed.I am 62 years old and have another five to seven years prior to retirement and so I am trying to set up my portfolio for income generation by that time.

The two sub contractors we are working with said they wouldn’t bother with permits because it will make it very difficult to get finished.We aren’t in a huge rush, but also don’t want to bring the government into this and they shut the entire thing down for one reason or another.

I suspect those conversations will be in attorney's offices between the two parties.If there is equity to work with, I've seen the hard money lender charge 12% which on a $400,000 property is $48,000 plus closing costs and a much higher monthly payment to the investor.Just a side note to the dear readers: I did not say that Subject To or wraps are to be avoided.
