I am looking at my first rental property investment, with the current rates and San Diego pricing cashflow is very hard, so I wonder if I should remove tax property and insurance from my cashflow calculations as they are 100% deductible at some point.

Let's say Taxes are $200/month, and Insurance is $150, and you put $100 in a maintenance reserve.  

It will ask you for a nickname before you connect (tip: try to choose a unique name otherwise the system may auto-change it for you if it's currently being used).
