Both tenants have been problematic and there are frequent unsavory visitors to the property and I get reports from the neighbors that they're noisy and there's a lot of foot traffic.

They may not have room for visitors but just serious buyers.

You could ask if you found a suitable new tenant to take over the lease, would they let you out early? 

If you can't find suitable investments for almost any horizon that exceed this cost of capital you probably should be posting on another website or call it quits.
