@Anthony Favoroso since you are a beginner investor I would suggest to stay as close to where you live as possible. 

The only thing missing is action.You'll learn 20x more by taking action than by reading a book or listening to a podcast which are always general knowledge that gets repeated over and over.Once you dive in you will start to come across specific issues and problems you didn't even know existed!

If you're planning to stay in Idaho - it's probably not a great idea to sell unless you can downsize into a smaller mortgage payment where you want to live.

So I would think that any good cleaning company could come and do a deep clean after a 3 month stay just like you would with a LTR tenant flip.There should be a ton of cleaners in that area.
