Hello AllNeed some help from you folksWe completed our first rehab property and listed it on the market. we got a serious buyer too, now in due diligence period...........We lately found out a vent not working, the unit is 10 years old and no problem with it and sent an A/C technician to find out 2 duct pipes for HVAC are NOT as per the code and furnace panel is not intact.

I was just quoted last week and I don't have the numbers with me so I could be a little off, but here's how I think it broke down:Wood frame buildings erected - $21/sfAshpalt for drives - $3.50/sfConcrete slabs - $5.50/sfSite work at this property is negligible and electrical will run me a couple thousand.No fence or gate because that's not necessary or common in my market, and the existing buildings have wireless solar security cameras which I'll add to the new phase also.

Our current job is a complete gut, and the only permit we might have to get is for the new front porch - if they consider that a change to the "footprint".Now, we will be working closely with the electric department because we are changing from overhead to underground and getting a new meter and service panel.
