I would then stress on the tenant that moving forward they need to air out the bathroom and clean it correctly, otherwise the cleaning cost will fall back on them moving forward.

This puts the seller on notice that, before the close of escrow, they are to fill out a separate contract for each tenant stating where the deposit goes, what the rent is going to be with the new landlord, etc (in other words, everything you are stressing about now).

Thank you Steven for some hopeful re-assurance in the middle of a lot of stress. :)Given that I've provided free rent, relief of late fees, free things, and paid for energy, I am hoping that they are decent enough people to simply move out, and be happy with the fact that they were the beneficiary of a lot of things.
