The biggest risk around it in Seattle right now is the city council and their push for more rental regulations,  with several influential council member's stated ultimate goal being rent control.    

@Chris Emmanuel it helped several ways - although being an agent is in no way free - the cost of being an agent offset my back end sales costs via half the commission I would have paid.

I took it again at CTAR again several years after that with the intent of getting my license and the packaging company I run went through an explosive growth period requiring my time and attention.

Hi @Rick Baggenstoss I have done several flips in Atlanta and mainly always use laminate, since my remodels are pretty involved it is hard to save the old hardwood because a lot of the areas I open walls and change the interior layout are then missing hardwood.

I did this because I have aspirations to invest internationally in several locations in central and south America and didn't want to just talk the talk or be a wantrepreneur, rather put myself in the field and put the building blocks together myself..I am currently waiting for the CA Bureau to approve my license application so I can take the test to receive my RE license (completed the course work in Spring of 2018 while going to school full time, working part time).

After several months of her living there  I start to see that she has a guy staying with her. 

I do have some concerns over the legality of wholesaling after reading several posts; people are very passionate about that answer, no matter how different their views may be!

A total rehab for a first rental is tough, you can expect this to take several months and the cost could easily be 60,000-100,000 it is tough to say without looking at it. 

I currently have 3 dogs; a German Shepherd, Black lab, and a chihuahua, however, something has occurred to me several times already, how am I going to handle me having 3 dogs if in the future my tenants have pets?
