Letting them selectively have 1 weakness on paper is the generous part- and you need to be very selective with the weakness, at that.I'm not a fan of self management as I've experienced a lot of tenant drama over the years and I no longer invest time/energy into this- now I invest money into with management- but when you're a new investor, it's a truly great way to learn.

Recently it was brought to my attention that instead of selling an apartment complex as an individual asset, you can sell the LLC which own that asset and avoid or at least significantly reduce what you owe in taxes.

This type of income could be considered self-employment income, in which case moving it to an LLC which pays you a reasonable salary could reduce payroll/SE tax.
