-Not managing my architect's progress well.

We called the power company every couple hours until found a website to track the progress.

Small Update:I'm making progress on the 2HJS book.

The lender requires a GC or sub-contractors licensed in the trades, the borrower cannot do the work themselves basically. 10% of the rehab budget is released at Closing to get a quick start, the rest released in Draws as rehab progresses. 6 months is time frame to complete.

.- I agree that since it's not a vacation destination it'll probably be slower on the recovery end.  

Recessions are felt lighter, recoveries are quicker to materialize if not originate, unemployment is lower, acquisitions cost much lower in proportion to returns AND whole $'s, and the social make-up is ideal for performance. 

And I was not onsite, I managed almost entirely from Texas but flew back to Cincinnati to check on progress every 2-3 weeks throughout the project [which was an expense I just factored into my numbers]. 

As you progress you can build your team of professionals around you.

Any mistakes I've made over the years have been a learning experience and have led to more progression in the business.
