Hi BP,I'm considering a corporate relocation out of state and trying to decide whether I should sell my San Jose home or rent it out while we’re away.

Quick follow-up question: deciding then to do the Midwest direction, and to buy and hold for the long-term, is it better to take $75K and split it up as the down payments for two or three properties, and get loans on them, or, take that same $75K, and just buy one single property with it? 

Moreover, if you decide to rent the property to your relative, it must be at the market rent, you can't give him any concession because of the personal loan he provided to you to pay off your 401k loan balance.

For instance, what if I identify a property for the exchange, but then, after performing due diligence, decide against purchasing the property due to a defect that is uncovered during the inspection?
